The Internet of Things refers to the network of physical devices, sensors, meters, and controllers that collect and exchange data over a network, often without anyone operating them once they are installed. In a community, that can mean anything from photovoltaic sensors that switch lights on at dusk to humidity, motion, and proximity sensors placed through hallways, amenities, and units. The value is not in any single device, but in how they work together.
Getting devices to talk to one another relies on a mix of technologies. Familiar options like Wi-Fi, Bluetooth, and cellular handle much of the traffic, while low-power, long-range standards such as LoRaWAN let sensors communicate across large properties without heavy bandwidth. As hardware grows smarter, devices increasingly relay signals for one another, so a smart fixture in a parking area can extend the reach of a nearby humidity or motion sensor. Reliable connectivity is the foundation for all of it, which is why matching an IoT plan to the community's underlying internet infrastructure matters from the very start.
On their own, sensors simply generate readings. Hubs and controllers from established manufacturers pull that information from across the property and aggregate it into one central platform, turning raw data into something a manager can act on through a dashboard or mobile app. Building automation traveled a long road to get here, evolving from mechanical thermostats and the first building management systems into today's unified, cloud-based control.

Heating and cooling is one of the largest recurring expenses in any community, and IoT gives managers finer control over it. Occupancy-aware systems raise or lower climate control based on whether a space is in use, so a ballroom that sits empty most of the week is no longer conditioned around the clock. Because conditioning involves more than temperature, sensors also track humidity, air exchange, and pressure to keep spaces comfortable while trimming waste. On the energy side, predictive lighting can dim fixtures and close automated shades when daylight is strong, while smart meters break consumption down by zone and flag unusual usage.
Every property has that one engineer who can tell when a pump does not sound right. Vibration and temperature sensors formalize that instinct by learning how a motor normally runs and sending an early warning when the readings drift out of range. Catching a struggling chiller or pump before it fails turns a weekend emergency call into a scheduled, lower-cost repair and keeps critical systems running for residents.
Water damage is among the most expensive and disruptive problems a building can face, especially in seasonal communities where many units sit empty for months. Flow sensors can identify a leak the moment it starts and route the alert to the front desk, engineer, or manager rather than an owner who may be out of the country, and some systems can shut the water off automatically before a small drip becomes a multi-floor claim.
Sensors also make shared spaces and safety smarter. Occupancy counts can tell residents whether the gym or business center is busy before they head down, and the same data helps managers direct limited staff to wherever people are actually gathering. Modern access and camera systems extend this further with mobile credentials that replace easily shared fobs, along with license plate recognition and analytics that flag known concerns at the gate.
For most boards, the numbers are what make IoT worth the conversation. Occupancy-based HVAC and lighting controls have helped communities reduce energy consumption by as much as 30 percent, and predictive maintenance can cut the cost of a failure sharply by replacing emergency service calls with planned work. Remote monitoring also reduces the manual walkthroughs and meter reads that eat up staff hours, while automated chemical systems keep pool and chiller water balanced without constant hands-on attention.
The savings extend beyond utilities and labor. Communities that adopt water leak detection platforms have seen roughly a 5 percent reduction in insurance premiums and a 25 percent drop in water-related claims, since catching a leak early keeps a minor incident from escalating. When weighing any of these systems, the wiser approach is to look at the return over time rather than the sticker price.

The real shift IoT offers is a move away from reacting to problems and toward anticipating them. Instead of touring mechanical rooms hoping everything is in order, managers can see the actual condition of their systems at a glance and respond before something breaks. That visibility does more than prevent surprises; it gives boards hard data to justify budget requests, plan equipment replacement around real usage rather than assumptions, and show cost and sustainability results to residents. These tools also sit alongside other emerging technology entering the community space, including the AI tools many boards are beginning to explore for administration and decision-making.

IoT is no longer reserved for commercial towers; the same sensors and platforms are increasingly practical and affordable for residential communities, and the associations that adopt them thoughtfully stand to save money while running smoother operations. The best first step is simply naming the challenge you most want to solve, whether that is energy spend, aging equipment, or water risk, and building from there.
