Who is the DBPR and how do they influence my community? The DBPR, or the Department of Business and Professional Regulation, licenses and regulates nearly a million Florida businesses and professionals, from property managers and accountants to contractors and engineers. DBPR’s Division of Florida Condominiums, Timeshares, and Mobile Homes focuses on providing protection for Florida residents living in communities through education, complaint resolution, mediation and arbitration, and developer disclosure. The website is a great resource for annual reports, declaratory statement information, licensing forms, as well as many other tools for those residing in condominiums and homeowner’s associations.

DBPR LogoOne way an association and/or manager can use the website to verify that all of the vendors bidding on a RFP (request for proposal) are licensed. You can do this by easily clicking on “Verify A License” and typing in the required information. Another way a Condo or HOA may use the site is by downloading one of the available forms or for looking up Florida statutes. The website has direct links to Florida Statute 718 for Condos and Florida Statute 720 for HOAs.

There is an overwhelming amount of information on DBPR’s website regarding Condos and HOAs, however finding what you are looking for is not always easy. Remember, just because this website has information and forms regarding legal issues, doesn't mean that you or your manager are licensed to practice law.
